Stiles Realty Represents Owner, Buyer and Tenant in High-Profile Building 

Fort Lauderdale, Fla. — May 31, 2017 — Three brokers from Stiles Realty represented both sides of the transaction as Encore Interiors executed a 10-year lease for a 24,599 SF space at 2300 Federal Highway. Encore is doubling its size from its previous location and taking advantage of a unique, freestanding retail/showroom fronting Federal Highway and its 70,000 daily motorists. Stiles Realty Vice Presidents Patrick Conness and Michael Carpenter represented the landlord in the transaction while Stiles Senior Vice President Kimberly Barbar represented Encore.

Stiles has a unique understanding of the site as Conness and Carpenter have executed multiple transactions within it. The duo represented the site's previous owner, West Marine, in its sale to Sunshine Gasoline Distributors (SGD). They were then retained by SGD to handle the property's leasing. Meanwhile, Barbar was tapped as Encore Interiors' exclusive representative in its search for a new home from its previous location in the Coral Ridge area. The highly-visible building proved to be the perfect fit.

"Encore has a loyal customer base and wanted to relocate to an area that would be both convenient for its existing customers while attracting new customers," Barbar said. "The new location provides Encore with increased visibility and easy access in a very prominent corridor."

Stiles Tenant Project Management also completed the building renovations for Encore.

"From sale to lease to renovations, Stiles was completely integrated in every aspect of the transactions at this site," Conness said. "In the end, it allowed us to deliver the exact space Encore desired and demonstrate the breadth of our capabilities."

The location provides main-and-main access to new retail and multifamily developments slated for the area, including a combined Whole Foods and apartment project, which is expected to begin construction this summer.

Encore Interiors is the largest consignment store in South Florida, featuring stylish home décor and accessories. Jeff Holly and Chuck Wilson, co-owners of Encore Interiors, have grown their business from its inception, most recently from an 8,000 square foot location to the new 24,599 square foot home. The new location now provides design services and additional departments including blinds, shutters and custom carpets. Encore recently held its ribbon cutting ceremony and was honored by Fort Lauderdale Mayor Jack Seiler for its commitment to and increased investment in Fort Lauderdale.

Marty Elberg, Circle of Life Legal Services

Circle of Life Legal Services is an estate planning practice that focuses on helping families enhance their lives today and secure their futures for tomorrow.  Attorney Marty Elberg helps guide clients through the often confusing maze of financial and legal decisions to create plans that ensure the well-being of families and the accomplishments of cherished family goals. 

Marty Elberg graduated from California Western School of Law in 2006. After graduation, Marty moved back to his hometown of Eagle Grove, Iowa to be closer to his and his wife’s family where they could raise their boys with the same Midwestern values they learned.  Soon after he was admitted to the Iowa bar in 2007, he opened his own practice to serve the small town.  After several years of growing his business and transitioning their boys into responsible young men, Marty and his wife moved to Florida. He now resides in Fort Lauderdale with his wife, Susie. Their children live in Iowa and Virginia. One is in the Army National Guard and the other is in the US Navy. 

Community involvement has always been a top priority for Marty. In April of 2015 he was appointed to the Board of Directors of Voices for Children of Broward County. This organization helps bring normalcy to neglected and abused children under the care of the state in Broward County.  He was also selected as one of three finalists for the Greater Fort Lauderdale Chamber of Commerce Small Business of the Year Award.
